Deposit disputes are one of the most common frustrations for tenants leaving Turkish apartments. A little preparation at move-in time makes all the difference.
Document Everything at Move-In
Take dated photographs and video of every room, including any existing damage, worn surfaces, and appliance condition. Share these with your landlord by WhatsApp (which creates a timestamped record) on the day you move in. This evidence is invaluable if a dispute arises later.
What Landlords Can Deduct
Legal deductions include: cost of repairing damage caused by the tenant beyond normal wear and tear, cleaning costs if the apartment is returned in poor condition, and outstanding aidat or utility bills if the tenant is responsible.
What They Cannot Deduct
Normal wear and tear (faded paint, minor scuffs, worn carpet in high-traffic areas) is the landlord's responsibility and cannot be charged to the tenant. Deductions for pre-existing damage are also illegal if you documented them at move-in.
Timeline
Turkish law requires the deposit to be returned within 1 month of lease end. Send a formal written request (WhatsApp or email is sufficient) after your move-out inspection.
